<p>In some cases it is very obvious when a homeowner&#8217;s insurance claim should be filed.  If there has been a fire, a burglary, or major vandalism, there is no doubt you should call your insurance company right away.  But in other cases, some small claims might be best kept off your insurance records.  It all depends on the cost of the damage, the amount of your deductible, and how it could affect your future premiums.</p>
<p><strong>How Much Is Your Deductible?</strong></p>
<p>If the amount of the damage or loss is less than or even right around the amount of your deductible, there is really no point in filing a claim.  You won&#8217;t really get anything out of it other than a claim on your record and a potential increase in your monthly premiums.  Whenever something occurs such as damage to your home, get an estimate on the repair before you call in a claim.  It might not be worth it to get the insurance company involved.  It&#8217;s a personal choice how far beyond the deductible amount the cost of repair or replacement needs to be before the claim is worth it.  Remember that it can hurt you in the future if you make too many small claims.</p>
<p><strong>Increases In Premiums And Worse</strong></p>
<p>The more often you use your homeowner&#8217;s insurance to make a claim, the more likely it is your rates will rise.  Worse than that, if you have too many claims your insurance company may set your policy to non-renew.  That means they have decided that you are too high a risk to insure any further and will not allow you to renew your policy when it expires.  Although few people make enough claims for this to happen, a lot of small claims can get you there.</p>
<p>Before you make a claim against your homeowner&#8217;s insurance, make sure that it is worth it financially, that you will actually get something out of the claim, and that it won&#8217;t hurt your future with the insurance company.  Increases in rates are not unusual and will usually go back down again after a certain period claim-free.  When you decide to make a claim, make sure that the increase in premium balances out against what the insurance company will pay out on the claim.  If the loss is a small amount in relation to the deductible, consider paying it out of pocket rather than filing a claim.</p>

<p>Your homeowner&#8217;s insurance protects you from what are known as perils-the things that might cause damage or loss.  A good homeowner&#8217;s policy is set up to provide coverage for the most likely perils that affect homeowners, such as fire, theft, and vandalism.  However, there are some perils that are specifically excluded from the average homeowner&#8217;s policy, and depending on where you live, these exclusions could be serious.</p>
<p><strong>Earthquake Coverage</strong></p>
<p>Most homeowner&#8217;s policies do not provide coverage for damage caused by an earthquake.  If you live in an area where earthquakes are common and a serious earthquake is a real risk, you should consider taking out a separate earthquake insurance policy.  Your homeowner&#8217;s insurance agent can point you in the right direction.</p>
<p><strong>Flood And Water Damage</strong></p>
<p>Water damage is a tricky area when it comes to homeowner&#8217;s insurance.  Some types are covered, while others are not.  The most commonly excluded type of water damage is from a flood.  This usually means a natural flood, from rain or rising water.  For anyone who lives near a river or other body of water where flooding is a possibility, flood insurance is a good idea.</p>
<p>Water damage that is caused by negligence is also usually excluded.  If you knew your pipes were leaking and did nothing to repair them, the resulting water damage will likely be excluded and not covered.  On the other hand, if a pipe suddenly bursts with no forewarning, your homeowner&#8217;s insurance should kick in and take care of the damage.  It&#8217;s best to verify these grey areas with your insurance company or agent.</p>
<p><strong>Mold Exclusions</strong></p>
<p>Many insurance companies do not provide coverage for mold, because it is considered to be the result of negligence.  This is another grey area where some types of mold may be covered and others may not.  Again, this is a good one to discuss with your insurance company.</p>
<p><strong>Maintenance Issues</strong></p>
<p>Homeowner&#8217;s insurance is there to get you back to normal after a loss or damage.  It doesn&#8217;t provide you with free maintenance on your home!  Any damage to your home caused by your failure to properly maintain it will not be covered by homeowner&#8217;s.  Thus, roof repair for wind damage is covered, but a roof that has simply gotten old will not be.  If that were the case, homeowner&#8217;s insurance would be very expensive indeed, with everyone getting repairs done to their home every time something wore out!</p>
<p>It&#8217;s important to know what your policy covers and doesn&#8217;t cover, so that you are not stuck paying big bills for a catastrophic event.  Ask your agent or read your policy, and obtain extra coverage when you can.</p>

<p>For expensive and valuable possessions, it&#8217;s a good idea to keep purchase receipts and appraisals where appropriate.  These things, being paper, won&#8217;t survive something like a fire, so purchase a fireproof box in which to keep them or arrange for storage off-site.  Ask a friend or relative to hold onto them for you, or place them in a safety deposit box if you have one.  Some insurance companies will also scan these items for you and keep them in their computer system for future reference.</p>

<p>A good record of the things inside and outside of your home helps your insurance company to restore you to your position prior to the loss.  The more information they have, the easier it will be to reconstruct your home and replace your possessions.  It&#8217;s up to you to create and store this evidence, so take the time to make sure the records are created and kept safe.</p>
